Shannon Elliott – REALTOR is highlighting new housing data as buyers prepare for the fall market in Bettendorf. Iowa REALTORS reported higher statewide residential inventory in July, while separate Realtor.com data for Bettendorf showed fewer active listings than a year earlier, illustrating why statewide trends and local market conditions should be evaluated independently.
Iowa REALTORS published its Aug. 25 report, “Iowa Housing Market Continues Summer Momentum With More Inventory and Rising Prices,” using July 2026 statewide housing data. The organization reported 9,630 active residential listings across Iowa, up 9% from July 2025. Within the condo and townhome category, active inventory reached 1,982 listings, a 3.6% year-over-year increase.
Activity also increased in Iowa’s condo and townhome segment. The report counted 715 new listings in July, 14% more than a year earlier, and 567 closed sales, up 22.5% year over year. The statewide median sale price for condos and townhomes was $245,000, an increase of 4.3% from July 2025.
Those statewide figures provide context for buyers considering attached housing, but they do not establish that Bettendorf experienced the same inventory increase. Local data point in a different direction.
Realtor.com’s “Bettendorf, IA Housing Market & Rental Trends – Home Prices, Rent, Inventory & More in Scott County,” drawing from its Economic Research Residential Real Estate Data Library, reported 267 active Bettendorf listings as of August 2026. That represented a 23.28% decline from a year earlier. The citywide median listing price was $411,950, up 8.22% year over year, while median days on market declined 31.4% to 38 days.
Taken together, the two datasets describe different geographic levels rather than a single market trend. Iowa’s statewide figures show expanding overall inventory and increased condo and townhome activity. Bettendorf’s city-level figures indicate fewer active listings overall than a year earlier, even as asking prices increased and properties spent less time on the market.
That distinction can be important for buyers evaluating new construction homes in Bettendorf. Statewide growth in one housing category does not necessarily mean that a particular city, neighborhood or price range offers the same increase in choice. Buyers still need to compare the inventory actually available within the location and property type they are considering.
One current Bettendorf example provides a specific point of reference. According to the Rainmaker Collective property listing for 6942 Faiths Way, retrieved Sept. 3, 2026, the Pleasant Valley Townhomes property was listed for $344,516 and described as under construction with availability expected in late fall 2026. The listing identifies the home as a three-bedroom townhome with 1,585 square feet, an attached garage and a homeowners association that includes lawn care and snow removal. Elliott is identified as the listing agent through Rainmaker Collective – Real Broker, LLC.
The property is useful as an example of the choices buyers may encounter rather than evidence of a broader Bettendorf construction trend. A townhome under construction can involve considerations that differ from those associated with a completed resale property, including construction timing, included features, association obligations and the condition of the property at the time a purchase agreement is considered.
Existing homes present their own variables, including age, maintenance history, improvements, inspection findings and how the property compares with nearby sales. Buyers comparing new and existing homes may therefore need to look beyond broad inventory or price statistics and evaluate the details that affect each individual property.
The same market information can provide context for sellers. Bettendorf’s shorter median marketing time and higher median listing price are citywide measurements, not predictions for any particular home. Property type, condition, location, price range and competition from both resale and newly constructed homes remain relevant when evaluating how an individual property may fit into the current market.
For consumers following the Quad Cities real estate market, the latest figures reinforce the value of separating statewide housing trends from conditions in an individual city. Iowa’s July data show increased statewide inventory and condo and townhome activity, while Bettendorf’s August data show fewer active listings than a year earlier. Buyers and sellers can use both sets of information as context while making decisions based on the specific properties and local conditions relevant to them.
